We take ethics seriously. In a town where not all brokers readily and aggressively cooperate with other real estate agents, we do. Management supports immediate co-brokering, exposure of listings to the widest audience in the shortest time and rigorous enforcement of the REALTOR® Code of Ethics. In fact we were the first REALTOR® firm in Manhattan. At every step of a transaction, we take our fiduciary responsibilities into account.

National Name Brand.
We put the Coldwell Banker Previews International name next to our high standards, because this world wide name provides our New York City agents with not only instant name recognition and respect, but the national and international network necessary for today's full-service real estate agent to do a thorough job and assist clients with all their real estate needs. It provides our agents with a network of referrals that builds their business.
Stock Options and Equity.
In a real estate company? Agents owning and earning stock in the very company they are helping to grow? Unheard of until Coldwell Banker Hunt Kennedy was created. In the last seven years every major real estate brokerage firm in Manhattan has been sold. The management received almost $150M from those sales and their sales associates and brokers received $0. We believe in shared equity, which is why we named our holding company RealShare International.
Commission Splits:
Our commission plan allows for graduated increases based upon sales. The more you earn, the more you keep, topping out at 75%. Yes, a very aggressive commission plan and equity, too.

www.cbhk.com tells it all, but is only a part of our Internet strategy. Our goal for listings is always the widest exposure possible. Thus our listings are advertised on more of the Top Ten real estate Internet sites than any other firm in Manhattan. (See "Sellers" - "Internet Marketing Plan"). As REALTORS® we put listings on the mega-highway of sites, www.realtor.com; as part of the global Coldwell Banker family, our listings get exposed through www.coldwellbanker.com; and as a leader in Manhattan real estate all of our listings can be viewed on www.newyorktimes.com, www.olr.com, MLSmanhattan.com, and www.cityrealty.com. Our agents give consumers what they want - maximum Internet marketing - which in turn wins our agents more listings.

Training.
For new agents or experienced agents, we have both. In a world and business that is rapidly changing, "doing things the old way" doesn't work. Technology, demographic patterns, popular psychology, and even New York's own co-op boards create ever shifting needs. Our training for new agents begins with our 90 day Success Center program. An incentive-based manager/coach/trainer, himself taught by one of America's top national trainers, works closely with agents to bring you the habits of success from Day 1. He is also someonesteeped in New York ways. He trains on how to prospect, how to build and keep a business, how to list, how to work with buyers, how to qualify prospects, develop relationships, handle objections and so much more.
